REALEST - The Public Domain REAL ESTate Analyzer

This single page Lotus 1-2-3 program will analyze your real estate
investments to determine the Return On Investment or ROI as a per cent.
The results are often suprising. Moving from an apartment to a
starter home can often yield a return of 30% to 60% after taxes!
This means that to get the same after tax return from a
money market or CD you would have to make 35% to 80% before
taxes. Your first home is often the best investment that you will
ever make.
There is one discouraging result. It is almost impossible to make even
5% ROI when you move to a second or third home. Even 11% property
appeciations are more than ofset by taxes, interest payments,
insurance, and maintenance. With all those thousands of dollars
that you have to put down, you will often lose money or just
break even. The results are so bad that I rechecked the formulas
at least a dozen times because I was sure that the numbers had to be
better. My real estate agent was either lying or honestly did
not know the truth.
One last note. Try entering a "1" next to "Enter a 1 if rental prop."
Then enter the rent that you would expect to receive from the property.
